Property consultancy Bellandaine launches with 15-person team

A group of senior property professionals, most of whom share a background at CBBE, have joined forces to launch Bellandaine, a new independent property consultancy.

With hubs in Melbourne, Sydney, Brisbane and Adelaide, Bellandaine has launched with 15 senior practitioners and a service offering spanning technical due diligence, tax depreciation, lifecycle capital expenditure forecasting, ESG advisory and property ownership reporting.

Founder and Managing Director Neale Scott said Bellandaine was established to address a growing gap in the market for genuinely independent and integrated property advice delivered by senior practitioners. “Property owners are increasingly engaging multiple consultants across building consultancy, engineering, sustainability and tax advisory, then carrying the burden of joining the dots themselves,” Scott said.

“We saw an opportunity to create a different model, one where clients can access all of those disciplines through a single relationship, with clear accountability and advice that is aligned from the outset.”

While Bellandaine has only formally launched this month, the team has already been actively delivering work across Australia’s institutional property market.

Since commencing operations, the consulting firm has advised across office, industrial and logistics, retail, healthcare, hospitality, education and residential investment assets, supporting clients through acquisitions, ownership strategies, capital planning and sustainability initiatives.

Leadership team

Joining Scott on the leadership team are Alastair Cardno (Sydney), Stewart Cavin (Brisbane) and Simon Freeth (Melbourne), who collectively bring more than 70 years of building consultancy experience and hold Member status with the Royal Institution of Chartered Surveyors (MRICS).

Meanwhile, Andy Gibson leads Bellandaine’s South Australian practice, while the tax depreciation offering is led by Dion Lange and Matthew Koppel. The ESG practice is led by Shane Blight, a mechanical engineer and sustainability specialist with more than 15 years of experience advising institutional property owners. B

Scott said that the business enters the market at a time when institutional investors, fund managers and property owners are facing increasing complexity across asset management, sustainability reporting, building compliance and capital planning.

“We’ve deliberately built Bellandaine to be independent, integrated and accountable,” Scott said. “We hold no agency mandates, manage no funds and have no investment interests in the assets we advise on. Our role is simply to provide clients with the best possible advice, supported by experienced people who remain directly responsible for the work they deliver.”
